The Site Manager oversees all aspects of the facility daily operations according to HUD and EverTrue standards and requirements. Upholds the philosophy, core values and goals of the organization and ensures the Christian Mission of EverTrue “Older Adults Living Life to the Fullest” is realized. Essential Duties and Responsibilities include serving as the liaison between residents, EverTrue administrative staff and with EverTrue programs and services; taking applications for new tenants and completing screening and certification process; leasing units; performing annual re-certifications of resident’s lease; collecting and depositing monthly rent, issuing receipts, maintaining records of rent received, and following up on overdue rents or late charges; ensuring all manual and computerized reports are completed and submitted on time; managing line item budget ensuring expenses and revenues meet budget expectations; maintaining inventory system, authorizing purchases up to $200 and reconciling invoices; ensuring units are inspected annually and performing move-in and move-out inspections; ensuring building systems inspections are completed; organizing and conducting resident events; working with community, government, churches, neighborhood and social organizations to enhance the lives of residents; staying up to date with HUD regulations; interviewing and selecting staff with approval of administrator; supervising staff and overseeing work, evaluating staff performance annually, coaching and counseling staff, and approving employee time sheets; responding to emergencies as primary contact; ensuring HUD requirements for occupancy, work order turnaround time and rents collected are met; keeping administrative staff informed of incidents or issues; supervising staff and facility monitors at affordable housing site. Knowledge, Skills and Abilities required include a High School Diploma or GED, experience with residential and property management preferred, ability to understand older people and their concerns, knowledge of community resources, supervisory skills, decision making, prioritization, self-motivation, knowledge of Housing Quality Standards (HQS), HUD regulations, Fair Housing Act, proficiency with office machines. Physical requirements include standing, walking, using hands, working in a well-lighted and ventilated area, willingness to work beyond normal hours, extensive interaction with people, and moderate noise level.
